@Esteban Hermosillo my wife and I cashed in her AMZN stock options, bundled that with my bonuses and started buying fourplexes in Everett back in 2013. 40 units later, I am glad we did.

So the only way to transform a seller carry into a 1031 (or 1031 substitute, if you will) is to (1) put the note into the exchange and then (2) Buy the note with outside funds?

Also, the stability of WPAFB is a nice bonus. 

For any spending not going towards a signup bonus use a regular cash back card.

If the development provides an ideal enough foundation and surface area for solar panels, between ITC solar tax credit, federal bonus deprecation, and state MACRS deprecation over 60% of the solar investment can be subsidized.

I'm aware of liquidated damages clause or on-time bonuses but wondering if you any of you had success putting these clauses to good use in your contracts?  

The bonus is that I typically close at least one transaction a year, in which case the costs for the license are covered (or nearly covered).I agree with @James Woodrich that everyone knows an agent.

Some people add bonuses and penalties for time constraints if those are of the highest priority.
