Lima is a pretty small town.

Currently, I am renting a place from a very good friend at below market rent in a very small town.

I have a STR house in a resort town, but the city’s new stricter policies have really cut into my revenue.

I'm trying to figure out how the seller is coming up with their figures.What would you pay for:Multifamily in a small town, low appreciation potential, 3 commercial storefront units and 10 apartments.  8 single bedroom and 2 double bedroom. 

My investment property is in upstate NY and I live out of state and am managing myself (via my brother that lives in town), not a house hack, long term rental on both sides.

Cash flow mainly, and in an area that's prime for growth yet has a smaller town charm.

The tenant stated they're going out of town for a graduation, didn't get the keys that day (plus I wanted to make sure the check cleared)5.

Hi all,My wife & I sold our duplex in 2020 and used ~ $60k of that as a down payment on a town home for our growing family (purchased for $345k, 30yr @ 3.5% in 2022). 

In our little town, Buy & Holds will probably be the best strategy, but we are open to all sorts of techniques and methods.

I really don't know much about that part of town, but generally, I stayed away.
