It seems like your ROI is basically the same in each option, but you are taking on a much bigger project to convert a single family to a four-family.So basic calculations, since we don't have a full financial picture, i.e. what does financing of each look like?

(Live there for a bit then rent it out)It's a tough decision nowadays with a 3% mortgage which is pretty much an asset in itself. 

Wholesaling is tough with a license in any state because the spread you earn has to go through your brokerage, but having a license when doing off-market appointments adds to your toolbox (you can always list when they want market price).
