A planned extension of the airport runway, to make it able to accommodate corporate jets, is expected to cost upward of $50 million.The most exciting economic development project for the city remains the Franklin Urban Sports and Entertainment District, better known as FUSE, just west of downtown.The stadium is expected to be ready for the opening of the 2021 Atlantic League baseball season in late April.Joining Peoples for discussion of the FUSE district was the majority owner of the new baseball franchise and the primary developer for adjacent properties, Brandon Bellamy of Velocity Capital.As he has in the past, Bellamy emphasized that the stadium will be far more than a baseball park, hosting a variety of other sports and entertainment events and serving as an economic catalyst.

But this post is already over-longA Socal developer I worked for many many moons ago ( was the broker on one of his developments in Northern CA)  And he we a mentor of sorts he was a pioneer in the Jet boat drive industry back in the day sold that company for many millions and then went into RE development etc etc.

Hello,I looked on the forums for this and the only one I saw was from 6 years ago.I am trying to remove the ceiling texture from my ceiling to return it to flat.It is not popcorn ceiling it is the drywall mud that looks like its been slopped on.I have seen two different methods.

Do the math.Yes taking money out of your retirement account is a sin for most people.Just make sure you don't buy jet skis and put it in cash flowing assets like rentals or syndications.

If you are going for textured walls it goes faster since you don't have to hide as many joints but if you want a flat painted wall, expect the sheet rock and mud and tape to take a lot longer than you may think.While you have the walls open, inspect the water and drain pipes & replace the ones that need replacing.And, if you are upgrading wiring in the bathrooms to code, it's a good time to upgrade the shower fixture which has to be done behind the wall anyway.Since it is an investment property and 3,800 sq ft, if you can find a room to put in a second kitchen so you can rent out a room/couple of rooms with their own kitchen, this would be the time to consider it.Hire a couple of highschool kids to take off the lath and plaster, save yourself a lot of money and keep them off the street.

You can't pay them to hold up a wall all day so basically the texture, prime & paint stage, and/or tearing out bad areas or old nasty carpet to bare wood.

If it is drywall, have a pro skim coat the whole thing and throw a skip trowel texture on there to hide any imperfections.
