I'd have my contract with a buyer and close that first at settlement, the buyer slides his check to the closing agent and if goes in the file.

I agree with Joe Gore that, for one property, all the corporate stuff is really not necessary, especially if you don't really have any assets to protect, plus the fact that, if anything goes wrong, taking title personally and subsequently transfer to an S Corp. won't exactly hide ownership or protect you.

I can't find a property worth buying here where monthly rent is 2% of purchase price; instead, I have a sliding scale based on area, projected maintenance costs over next several years, and potential appreciation.
