I do lord over the properties I own, why not.Slumlord is a term that only the lowest breed of tenant would use in regards to a landlord.

Using the traditional wholesale method in my market those not work as well in comparison to your market.In the NYC and NJ market the sellers are different type of breed of people and they have back out many times for silly little things, I am sure in your market a hand shake is a bond but in this market time is your enemy and whatever way you could prevent a seller from backing out, this is an added option for it.I dont know why you want to focus and the"stress statement" that was just added information but that doesn't make or brake this strategy.The conclusion, many responded here that using the MLS would get you a higher profit margin.

Usually you would find a prospective client select from best of breed for servicing, as in they may select someone for custody versus another firm for shadow accounting versus another one for managing their middle to back office operations (reconciliation, settlement etc.).

@Jing Tagle most insurance won't insure in that vicious breed dog, therefore it creates an undue hardship on you and you can move forward with an eviction.

From my experience most home builders will charge you more for your first deal and one offs because they are keeping busy currently so it's worth their time if they do saiy yes, so you may find that his/her ability to leverage contractors is better than yours with your experience because new build contractors are a different breed, and in general much higher quality.

Luck ONLY dictates our starting line and what the hurdles will look like, EVERYONE has hurdles, nobody get's a clear path it's just the excuses people feed themselves to do nothing that breeds to wine of "oh well so & so doesn't have to deal with....." yeah well so-and-so doesn't have some of your advantages either.
