I too am still a "rookie". 1.) 

Then Service agent mailed a 1099 Misc to us (his error) instead of the IRA. 

(Weird strategy, but I was in my 20s, and it was all trial and error, mostly the latter) After recently discovering bigger pockets, I want to use my equity to circle back and expand our portfolio.

I wouldn't suggest other rookies go the same route if they can afford not to. 

Think of it this way:Snag a house in the hottest market in the country --> pain to finance (HML or otherwise) ---> can't/barely afford payments ---> try to hurry the fix n' flip process ---> make rookie mistakes under pressure ---> waste time, money and resources.Either your mentor is ripping you off OR you did not understand his system by asking the right questions.

This is an off-market deal, and I will probably not go into contract without some inspection contingencies given my margin for error on my first deal. 

There was no room for error, we sat down and read everything to the tenant and had them sign.

I’m a rookie at this so I have a lot to learn.
