Say an investor owns 10 properties in a single LLC and those properties' equity represents most of the investor's net worth.

@Joe Platyan I represent landlords against non-paying tenants and am not aware of which laws you might be referring to. 

@Bruce Harding if neither you nor the seller are experienced with this type of property I would recommend you both consider the value of engaging an experienced agent to represent your own respective interests.

They don't represent a Buyer or a Seller. 

If I found a buyer and had my agent represent both sides, would that be a good strategy?

Ask them for references, and talk to people that they represent currently.  

My first deal as an agent I was representing the buyer.

If so, it might be a good idea to find an agent to represent you next time and get pre-qualified.  

I told my daughter there is one word she should be concentrating on and that is :LISTINGS  LISTINGS = MONEY    representing buyers pretty tough.. but she does have 3 in pending where her buyers were successful but i had to pull out our big tool box to give her all the tricks we have used over the years to get in first position.and just glad i bought 18 months ago..
