I'm under the belief that you shouldn't do BRRRR with a traditional mortgage, they seem to make that clear in the books.

However, some investors have a "bargain" mentality so paying way "over list" is simply not something they will consider....it goes against a core belief, even if it still appears to be a good deal on the surface.

One I believe it was Datsun ( that's what Nissans were called in the early days for you younger folks out there) they were the first auto manufacotrer to offer 0% financing.. which of course as we know has been copied for years and years since the mid to early 80s.Second was I had Saudi clients from San Francisco that because of religious reasons could not pay interest So since we owned all the properties we sold.. ( my dad was in the land business big time 300 to 500 sales a year)WE came up with our own 0% financing and just flat killed it..

I was informed by an appraiser recently that if the outside look unkept then there is a belief that the house itself was not maintained so it appraises for less.

I know it's an unpopular belief on this site, but I might keep some money in the deal and pay the lower mortgage balance off on a quicker term (I continue to go back and forth on the concept of leveraging the full 75% LTV and strategizing to paydown specific properties to eliminate their mortgages).
