It just seems like the guy tasted a little bit of fame and success and decided he could make more money with these get rich quick programs and ripping people off, than investing in real estate itself.

In the last 35 years I have been to 100 Get Rich Quick seminars like you can find on Youtube videos and only a few times have they given the Newbie's the warning to, "never take the advice from someone who is not a Millionaire." 

Can I actually dodge CA $800 per LLC filing fee since they like to state that even if your property is out of state because you are making decisions from CA you are doing business in CA so if that is their definition of doing business in CA I am safe?

However if you buy in a neighborhood where people do care or all  your tenants have cars, you may get shut down quickly. 

Since you are looking for full real estate cycle experience, you will quickly be able to weed out most of them.

Ultimately, it depends on how quickly you want to act and your comfort with leverage.

Likely would want to close on 11/28 at the latest to play it safe as the notice takes affect the next day, not the day it was served.
