Kris, not sure what the timeline is but I would personally want the LLC's business and corporate credit profile with DnB and Experian to be as high as possible.

It's up to you to decide on your risk profile and how much conservatism you want to trade for upside.

It depends on the tenant profile, generally likely-hood of a tenant self performing increases the smaller they are.

Penney’s credit profiles 10 years ago versus today.The huge market in triple-net leases, which are often said to be as safe as U.S.

I would suggest that you establish relationships with some wholesalers or any other provider that has rental property that meets your profile, and spend some time communicating with them and building a relationship.

I'd recommend messaging people on BP using the network tab.Find some people who have wholesaler in their profile and message them asking them if they have any deals.
