I don't see much deviation.It's amazing actually looking at the beautiful chart, the MFR chart, SFR chart (zillow) and wage/rent growth they're all symetrical in a parallel line.

IMO, ALWAYS use a Title Company - - it's not about getting the lowest closing costs, it's getting it Right on the first pass AND at least getting a preliminary title report to stay out of the deep end of the pool.

OPEN a refi escrow with a local escrow company like First American or Chicago or Fidelity etc.. and then read your Preliminary title report.. that will tell you exactly how this is all set up.
