Given that I'm not positioned to buy just yet, and simply running the numbers, is there a rule of thumb for estimating insurance costs that would make sense in Cook County?

Durham on the other hand is a great opportunity for investors seeking more short-term growth, more options, and higher likelihood of cashflow.

Back when we started virtually everything had positive cash flow but I was lured by the seemingly higher cash flow associated with class C.  

Columbus is definitely a solid area for MF and duplex properties with positive cashflow and appreciation potential.
