I did all the cleaning and painting work by myself before tenants moved in but after the list date. 

For my units, the main issue is whether I need to re-paint and/or replace the carpet. 

If you do some of the work yourself, for example, painting, demolishing the old kitchen cabinets yourself, install flooring, you'll save money.

I also have a husband who used to work property maintenance and has his EPA license, can do handy man work, paint, light electrical, light plumbing, drywall, landscaping etc... 

New paint, maybe hiring a designer, adding any new amenities that might bump you to the top. 

I added indoor AC, as opposed to wall units, added new kitchen cabinets, new floors and painted inside and out.

@Baskar Krishnan - Flips are doing well (nicely renovated, not just painting walls and cabinets). 80K seems high.

I’ve run into a dispute with my property manager and am hoping to hear how others might handle this situation.The property manager just turned over a nicely updated apartment and in addition to the normal repairs and painting, installed new 2 inch blinds and ceiling fans in the apartment.

I pay $125/room with my paint for walls.
