I've looked at my own properties through Airdna and my data was skewed by Airdna.

If you do not have your own cash, you are borrowing money from someoneone some how whether its a loan or equity.

And then you can use that information to start to develop your own personal due diligence method: Crowdstreet.com, 1031 Crowdfunding, Akr7, Finresi etc.

@Puneet Mahi what about the required real estate brokers license to manage properties you do NOT own?

She owns a PM company and she is also a licensed contractor because she was tired of GC's ripping her off.
