Properties within driving distance offer several advantages:Hands-on management: You can personally handle issues like maintenance, repairs, and tenant interactions, which is invaluable when you're learning the ins and outs of rental management.Cost efficiency: Without needing to rely on a property manager from the start, you’ll save on fees.Faster response time: Being local means you're close enough to address emergencies or inspect the property as needed.Starting with a nearby property often leads to a smoother learning experience.

Now I still feel interconnection is hard to estimate as investor even some of these information are available online and this is the biggest risk I am taking here.

Obviously, a complete and well built website with interactive components and quality information that’s constantly update and optimized for particular keywords to show up on the first page of search engines (including YouTube) will bring in the MOST valuable leads.  

From my online research the prices are too high and pretty much a not so ethical way off doing business.

Interact as little as possible.

Fix everything you plan to, clean it, have it professionally photographed and listed with a realtor to make sure you get fully vetted tenants and the most options.If you were a renter in today's market and walked into a new listing with a nice front photo online and it was under renovation, would you pay market value?

I’ve never heard of such a thing and don’t see anything online about this.
