Do you need a 4 point inspection, a wind mitigation, a WDO(wood destroying organism) inspection?

(Not including land, wetlands mitigation, major sitework, driveway, architecture,)

We want to offer our lenders deals that show that risk is mitigated as much as possible.

Mitigate your risks and exposure.  

We do use this language “jointly/severally in our leases already but I was trying to figure out a way to screen it out better on the front end if possible or mitigate it in some “Legal” way

It is just a matter of how you mitigate and minimize them the most to create the most capital/least out of pocket expenses.

Our strategic partner is a developer that builds houses in Spain and Slovakia so they knew how to mitigate risks and save some money.

But its whatever floats your boat right.. and if you have a great ground partner that can mitigate things as well.

And risk isn't mitigated by following the too-typical BP mantra of equity stripping, using every dollar of cash flow to reinvest in RE, and buying houses like they are going out of style.

An improperly mitigated sewer backup is definitely a deterioration, in almost anybody's opinion.
