@Colin Ford recommend getting experience with your RI duplex before going OOS.You should DIY manage the unit next door, so you LEARN about property management, the goog, the bad and the ugly.Then you'll be so much better prepared to invest OOS!

Based off of the podcasts I am listening to and other property management professionals that I network with, that has been the experience of portfolios across the states. 

I would like to speak with local investors, real estate agents, property managers, lenders, etc. from the area.

The same is true with property management.

Less risk as far as a debt note, that's true, but debt is not the only risk to be managed.

Even better if you can work for a property manager or real estate compnay. 

Not only do some landlords allow their personal and political ideology to be in the mix, but many do not understand how to manage this population.

I'm a broker and property manager here in Sacramento, I manage about 100 investment properties, multifamily LTR and STR. 

I asked for a refund outside the 3 days (ridiculous time frame to give to clients but it tells you everything you need to know about the company just didn't realise on time) but I told them I didn't receive the login until the 4th day and that I am the one who requested so I would still be missing the login of wasn't for me that didn't seem to make sense to Kevin the manager there who by the way called me a week later.
