Tommy,What I always tell my partner/husband is that it is easy to come up with the reasons or justifications on why not to set future goals or take that next step forward. 

They just made me provide them with a justification memo for the increased rent.

Low ball with no justification for the offer is just a waste of time for everyone involved.

I like to make improvements to the property as I raise rents as a new owner it seems to show the tenant justification for the change.  

@Ross Sumner- I've never had this experience either, but I would ask him for justifications for the answers- especially ones you believe are fluff.  

It's also more justification for the frugality I keep preaching.  

They will come up with some justification as to why they need this fee. 

Even at that, looks like in Texas you could earn interest on the deposits and go buy beer with it, but then that's interest income too.Using any justification for individuals or any other company to do business based on what banks do is a bad idea, if you are not a bank

Off hand, thinking the listing agent had some justifications for that 85K value, I'd be leery about that financed offer appraising out, some calls to a local appraiser or a simple letter of opinion might be worth it or a CMA.

The three approaches are justifications to show how the appraiser reached the estimated value.
