My strategy is to have consistent monthly payments and I'm okay with putting off renovating. 

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

just like you likely do with your 401k (through consistent payroll deductions) or an IRA through annual contributions, if not monthly.

The key here is being consistent.

Per my research, Kauai seems to be a good place to invest compared to the other island, would love to get your feedback.

However, brrrr, especially in stable areas can be consistent over the long term and for generations to come.

I just did it that way, but up your mail after that first successful deal and mail consistently every 2 weeks or every month. 

I’m going to check this out I registered on the small business portal through Invest PR and I’ve done some research on act 60 but will be sure to reach out with best practices in REI on the island.
