The goal should be to have insurance and as much as you can get, AND establish an LLC that works with a Asset Management Liability Company, that then works with a Domestic Trust and a Foreign Cook Trust that can be used if an event tiggers the foreign trust.

The barrier is the additional complexity - now you are operating two sets of books, and filing two tax returns, and have more operating agreements, more state registrations, etc, need to manage cash better, need to keep in constant mind that your rents need to be a supportable FMV, which may require getting third party certification on your rents so that in the event of an IRS audit, what you have done is supported.In short...the size of the project, and the taxable income, need to be of enough scope to make all the additional costs and annoyances worth it.

Of course these events can happen in A++ buildings and cities, but to me it seems more prevalent in cities like Springfield.- Very low appreciation unless there is a large market shift -- major new employer, city takes many housing units offline via eminent domain, a college greatly expands without additional housing, etc.The list goes on.
