I interact with first time house hackers / seasoned investors on a daily basis.

I would like to get into the flipping game, buying a house in the market wherever she can get a contract in, and my full time job is to flip the house.

It is a duplex near scranton PA. the Mortgage is about $2,400 and each tenant pays $1,550 monthly in rent so I make about $700 in cash flow monthly.

They also tend to offer good cash flow relative to their cost, especially in areas with high demand for affordable housing.

I live in the Bronx, NY but my goal is to own an investment property in Philadelphia by the end of this year.

Add small bedroom to main house in existing space so I now have a 3bed/2bath SFH2.

It's super expensive and within the next few years you'll very likely have an opportunity to refi in to a rate in the 5% range.

I'm also in Raleigh and have STRs in Western NC, but ours are closer to Asheville area.
