Those houses could rent anywhere from $1,600 per month to $2,000 per month. 

If it does go to probate, hopefully your brothers and you can amicably go the informal route vs formal (I've worked with families in both when buying properties out of probate and informal is FAR easier).Since there's no debt on the house, maybe you could sell with financing or maybe you could even buy out your brothers with financing -- that way you maintain ownership and just pay them a monthly amount.

There is a single family home that was divided and one half has been rented and an ad on small "house" that has also been rented mostly long term.

But if you put in the effort, Detroit can be incredibly rewarding.Over the last several years, the city has been on a steady upswing: population growth, major corporate investments, and increasing demand for housing are all positive indicators.

Consider your investment strategy—house hacking, turnkey rentals, or real estate syndications—and start networking through local meetups or BiggerPockets forums.

The place I have is over 30 years old and a mansion ("mansion" in Japan means an apartment, not "mansion" like a huge house). 

In some of those areas there are those row houses, built on lots that are 3000 s.f. sometimes.

If you are newer I'd suggest a house hack unless you can rinse/repeat this process again. 

I flipped two my first year and made a great profit $70,000+(2021), I had zero land deals the next year (2022) I had two deals fall thru,  but used my knowledge and resources to get my family into a bigger/newer house ( using subject-to financing), sell my old house and payoff the sub-to mortgage and make $20,000 on top.  

I did a search on the forums and insurance seems like it could be a major problem.I have houses in two different LLC’s in Texas and insurance is not an issue at all.
