In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant. 

I would say 225k around average to stay out of high risk zones.

RTR advertises high returns as part of their marketing strategy, but the reality is that many of their properties do not perform as well as advertised.

With rates high, I don't see much changing in the market as buyers struggle to afford a mortgage. 

With two UCC filings from two lenders (there could be more), they're borrowing money against their accounts receivable at a high interest rate, and he believes it's very likely they will default.

BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.

It provided loss of use coverage and high liability limits but at less than 50% the cost of the quote I got from Proper.
