So I hired an electrician to double check everything and the voltage and everything checked out very well.Now the tenant in fear of replacing the new washer and it gets damaged again and now asks me to write her a guaranteed letter that the house electricity is perfect and won't harm her future washer.

A "dead end" job is obviously soul crushing but you may hate RE worse than cars....tenants are exactly the best and you HAVE to respect them or they can cause you worse harm than someone pulling into a car lot.Just a thought. 

If there are any accidents, those harmed will be looking for the "deep pockets" landlord, whether or not you are at fault.  

There are many place where the lender can be harmed because the attorney worked for you or the title company (and not familiar with what needs to go into REI loan docs).There are a number of terms that need to be settled on. 

If you are a licensee and make it clear to the seller that if you cannot assign you will back out of the deal that does less harm to the seller.

Otherwise, it's almost guaranteed that your dues will go up which could severely harm your cashflow.

It's just the right mindset to have when running a business, even if you don't see any harm in this particular case.

I understand that if not deteriorating and left undisturbed asbestos is not harmful.
