So as to not seem biased and to be fair one REIA may appeal to you and your needs more then mine so my pick for the last many years may not be your pick. 

Hopefully the three quotes when they arrive will be fairly insightful.

Some are fairing better than others but I am optimistic about the overall city outlook because the fundamentals are strong.

Wow, this is exactly what I was hoping to get...a breakdown on a bunch of strategies.  

Zillow thought their analytics were good enough a few years ago, so they bought a bunch of properties from motivated sellers, did light rehabs and tried to sell froa profit.

But in reality a mortgage at 50% that’s recourse and cross collateral will in all probability not result in anything different as the chances of the lender having to look beyond the subject property are fairly remote. 

It asks them a bunch of questions so I can know whether or not they should even bother spending the money to apply.

That person is now a licensed broker and has done fairly well but I dont think the training worked long term for him.

My only backup plan if I can't get verified funds is to assume the worst and to drop my counter offer even lower than my original due to the risk I would be taking on, and then when I do my in person inspection try and guess what rents are fair market for the empty units, and ask as many tenants as I can what they pay in rents monthly.

We are working out how to fairly distribute the cash flow so everyone is compensated.
