If we don't close Monday, we'll have to pay for an extension for a rate lock.An issue has arisen with the sq. ft.- the realtor (who represents both buyer and seller here), listed the home at over 15% above the actual square footage.  

I've also come across the "Bkper Sheets" extension for google, but it does not seem to be geared towards real estate.

You should not be considering being a landlord until you have done extensive studying on real estate investing and have also learned all of your state landlord tennat regulations.

I can either get a 6 month extension (up to 2x) or I can convert it to a conventional 30yr principle and interest payment.The ARV I have is at a safe $108,000.  

They just sent me an extension and said he might be able to close by August 31th. 

Is it just some simple automated Zillow number that you use, or do you do more manual and extensive research to draw your own conclusions about what good market prices are?

Roof size approx 2700sq feet- gaf woodland lifetime designer shingles (gives the slate look similar to what's on the house) - If I choose plain architectural shingles, I'll save 2k- TPO PVC flat roof over 10x30 extension- soffit & fascia repair and replace where necessary (some of the soffit wood has gotten rotten and would need to be replaced)- chose copper valley instead of aluminum (said I'll save $500 if going with aluminium)- plywood mostly in very good condition because of great original quality of the wood (said I'll probably only need 3 sheets replaced)- replace downspouts where necessary, maybe he'll replace 1-2- install cobra ridge vent

I have a term in my (Washington State) group lease which says somewhat unnecessarily that if all parties agree then a one-page Extension Addendum will be acceptable and will modify the current lease no more than by changing the end date by one year and the rental amount by the change in the Zillow rental index for the area, and that such an extension should be signed a month before the end of the term of the current lease.
