You do have to balance how much you want to be in the business of fixing crappy old washers and dryers...OR you just buy nice new ones and extend the expected life out to 10-15 years.

Tell the sellers agent to extend the contract and get off of your back while you adjust your plan.

There seems to be a severe lack of ethics in this business, but it probably extends to the country at large.Hopefully karma has its way of working things out, because I can't afford to fly to different parts of the country just to punch people in the face for ripping me off.

Either do the "proper marketing" now and assign the contract in less than 30 days, or extend the option (you have the proper clauses, correct?)
