Just the same way the increase in the money supply from 1969-1972 was the cause of the inflation we experienced in the same way just a few years later.

One thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 41.

I tend to believe that could be a reasonable stat for the experienced investors, however, I don't know where you even get enough accurate data to formulate anything.

I am on Bigger Pockets looking for everything: knowledge, partners, leads, financing, and other team members. 

Build a local team for cleaning and repairs to streamline operations.

These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).  

Insurance Housing Partnerships:Insurance companies do sometimes need temporary housing for families, but the process to get on their radar can be unclear, as you experienced with GEICO.

Economic Timing.According to data compiled by Marcus & Millichap[2], the Portland area has experienced three very important trends since 2010:The average price per unit for apartments has nearly doubledThe rate of employment growth rose from 2010 to 2015 but has since declined steadily, projected to be up 1% for 2020 (estimated before COVID-19)Roughly 30,000 apartments have been built since 2010, with another 5,600 units slated for construction in 2020Most RHA members have enjoyed a solid decade of price growth, rent growth and steady occupancy.

A well qualified business broker or someone else experienced in those calculations (think someone with statistics/finance expertise) can easily do this.  

This is pushing many to look at areas that still offer strong cash flow backed by solid economic factors.I’m originally from Florida, but experienced the same issue after factoring in all the expenses.
