It’s my first time buying in this area, and I have a decent idea/expectation of what it’s all gonna cost overall to own the property. 

Sometimes, a deal looks great on paper for a flip, but as you dig deeper, you realize the numbers might not line up as expected.

Now this creates a ton of work of course with pre sales and managing your buyers expectations.

Know what to expect doing into it.

Get with your agent and ask all the questions related to their experiences with flood claims and what you could expect. 

They would not be able to add to the portfolio as they go, though.With lower leverage in the 50% LTV range, they could expect to be in the 6.45% range on a 30-year fixed today.

One thing that helps is having a clear monthly plan so everyone knows what’s expected.

But I agree with an above poster that $10 psf in tenant improvement seems low, unless you can find a turn-key tenant to occupy that will require very little renovation.In DFW, for 2nd generation spaces, I've seen LLs underwrite at about $25-35 psf in expected TI allowance (subject to the lease terms and tenant credit rating).  

So for every 100 views, you might expect 5 to 10 applications.
