According to HUD guidelines, they should provide you a letter from a healthcare professional, licensed in your state, indicating the need for an ESA, and mentioning an ongoing relationship.  

Some states you flat out must be a licensed real estate agent. 

If you have a strong buyer list why not just get your real estate license and sell your buyer list properties?   

Many on bp have shared stories of high desert fixers gone sideways  If you can find a licensed gc — in my experience they will charge 10-18% on top of the subs work.  

Beyond that, you're on your own unless you take the initiative to have someone help you and perhaps split the Assignments fee 50/50.As someone who has been in RE now 50 years as a licensed CA Broker an inactive mortgage banker  And have been a back room Vendor for some of the top trainers in the US.Anyone can take the course RE is not that complicated at the level you folks are working at.
