What Apple has done better than other high tech companies is absolutely brillant marketing particularly to younger people and they got thousands of applications that really enhance the usefulness of the iPhone.

But, it's a cool idea.....Still, IMO, I'd put functions that did not require natural light in the basement, maybe like the bar, an art gallery uses artificial light, sports shops, list is endless, anyway it can be retail, first floor is your anchor store or activity, or residential and the top floor upscale apartment/condos, keeping with the flavor of the area.

They are also very responsive to requests for product enhancements.
