That's part of the reason I'm looking at putting a syndicate together - to enhance the ability to scale faster and generate more passive income and reach financial independence quicker

That doesnt factor in eco credits which are already around and will probably be enhanced in the future as things go more and more green.Beyond that doubling rents seems a little overly optomistic. 

It's likely the stimulus payments and enhanced unemployment benefits helped support collections, but it's unknown how things track in coming months.

Despite there being 33 million unemployed right now, because of all the things you just listed (stimulus check, enhanced unemployment, special forbearance periods etc) we aren't likely to see a great deal of opportunities in the markets yet. 

Even if you aren't doing rehab work, learning the "lay of the land" will enhance your knowledge and understanding in such a way that you can take that knowledge anywhere with you.I wish you the best of luck in whatever decision you make, and remember: This is your future.
