I just recently got hired for DSNY (New York city department of sanitation) my base pay is 43,000 with alot of overtime opportunities so I do not see myself making any less than 60,000 for my first year.

@Matthew Drouin Are you aware of the tax benefits and cash flow opportunities with 179D and the use of Green Zip Tape as well as cost segregation on this build-out?

At the same time, I am also using this opportunity to move that capital into an LLC, and would look to extra financing to purchase a new property or properties of equal or higher value (per 1031 exchange requirements).
