I am really in the first stages, I have seen programs that are focused in real estate, not MBAs but I also have to make a plea to the military that my desired education will benefit them.

However, I probably am in a different stage of life that you are. 

That’s very realistic; at that stage, where you do not have strong w2 income anymore I would not take chances and get too leveraged. 

My schedule is starting to wane a bit My project is out of the critical  stage or I may just take the dang day off for a change.

@Michael Queen I would not advise you to look for jr mortgages or smaller notes if you are at the stage where you are asking that question.

Hello BP community,So I am looking into a potential deal on a 4-plex where the seller will finance for 2 years since the listed price is slightly over what I can get with a conventional loan (haven't talked specific terms with the seller since this deal is just in the beginning stages).

I'm also beginning to take a lot of notes on building systems for each stage of process - selecting/assessing, financing, fixing/renovating, managing, etc.
