The dry cleaner in the adjacent shopping center has been dumping perk in the rear of the shopping center for years and the contamination has reached the subject property21.

If you are in the rental game, then I would suggest keeping some powder dry for future buying opportunities. 

Contractor replaced the bad subfloor and sistered the rotted beams in the wall.Many light fixtures were missing and we installed new ones ourselves.The water heater shorted out and blackened the inside foam pad.  

The back had a second floor balcony that we had to replace as it was entirely rotted.

One neighbor is 40 ft, I'm 240, and at least one property has one dry well and second poor well, so even the neighbors success has limited value. 

Anyone know of a good handyman/contractor that can replace rotted floor joists/subflooring??  

Doors can vary...old rotted wood ones are replaced with newer steel doors (Home Depot ) I usually take the time to widen a doorway too if it needs it. 

Mainly I want an attorney that can do a double close or dry double close but I figured if we consolidate all of the referrals into one post then it would be really beneficial to the BP community as well as bringing business to the guys who deserve it.

There is really nothing you can do if someone snaps, an employee at a major company could snap, the whole company could go under overnight,  and you would still be left high and dry.
