It is a great drive and we have driven it a bunch of times.I just wish there were less restrictions on STRs in so many areas.

Would you suggest working with an agent to start, or focus on other marketing channels (driving for dollars, mailers, pre-forclosures, etc.)?

It's hard to give directions when I don't know where you are going, where you are starting from, or whether you are walking, riding a bicycle, or driving a car.One thing I do know: do not spend all your money!

So I started testing it out with specific addresses and potential gross rental income and was blown away how it was exactly the gross income that the market offered. 

I'm considering just expanding my storage space for my Google Drive and continuing to use Sheets/Docs etc.I've found success with organizing through Google but would love to hear what others use and how they're staying organized.

Just be sure and stress test the aggregate performance of old plus new property with additional debt on the old property.  

I would first advise the client to look into the foundation of the structure and then understand that the shared walls are not meant to be exposed.if the property passes the location test, then i would move to structural test, then to water mitigation test.It is likely tho that there will need to be some sort of reinforcing done on the structure regardless of its current condition.
