You can attempt to chase the dream of becoming wealthy with no money out of pocket but I actually find that path 10x harder than just making more money.

I was only dreaming and hoping I had some fighting chance.

I consider NYC itself to be an insane investment to begin with (though my dream is one day to develop property in Manhattan) but I'm willing to look at anywhere else in NY.

As a landlord, this can end up being a dream or a nightmare.

I now work full time and have a good job with a great company, but I want more and I've always had the dream to work for myself and build a legacy to pass down to my  kids.   

The dream is not that cheap. $1000 is very reasonable from the seller’s part.

Since you will be on both the buy/sell side - you would then be paying 100% of the transfer tax.I suppose you would have to weight the cost of creating the LLC(which includes the additional cost to transfer it to an LLC) to the cost of the umbrella package and weighting the pros/cons of how each strategy will protect you.

There are as many contract contingencies (exits) as you can dream up.
