Or if it is blatant partying the police should be called by the complainer and if it is found to be a violation of local law then you notice the offending tenant with a cure or quit notice.If it is a direct violation of the lease you can send a cure or quit notice to the tenant.

Can you approach the owner before the auction and work something out. ie cure the default, get a new loan, take over existing etc, do a seller carry back aitd etc.Do some research, find out if there is any 2nd loans, run a title report to see if there are other liens etc.Courthouse you need cash on the spot[ or at least 35%],  some of the online auctions you can bid even though it says cash you can get a hard money loan.Footnote if there is equity in the house the big auction guys bid it up to market value but if you are doing owner occupied you can out bid them but they will most likely bid up the equity' so make sure you run comps to see what its really worth minus any repairs.I have a creative lender that will work in both scenarios most likely.

I would warn the tenant ahead of time, the sealer stinks- if she is getting migraines from marijuana smoke next door, this will likely be worse til the sealer cures

If all you are doing is bringing the loan current, the amount to cure the default is wired to the bank.
