I'm wondering about my best options, so I'm turning to this forum for some opinions. 

Expecting the landlord to take the time to do a detailed check of the cleanliness and then do an a-la-carte cleaning is not a reasonable expectation, in my opinion.  

People usually have very strong opinions about Section 8.I only take Section 8 and have a portfolio of 27 doors. 

You cannot compare the results, and this is the most important factor, in my opinion. 

I get that what you have looked into may take a little longer to install but you do it once with a long time in between replacing (hopefully), in my opinion, that's worth it.

The best way to house hack in my opinion though is to buy a duplex and grow your portfolio from there

Now this is my opinion and for others it’s very different depending on the situation - I just wanted to share an alternative point of viewRegarding what has more wear and tear, I would say short term rentals have more wear and tear to them than long term tenants but also depends on the tenants.
