Becoming a member of NARPM and attending the conferences and all the education they offer is the best thing you can do to educate yourself on the ins and outs of Property Management.

They will normally have some pre-payment penalties in the first couple of years but if you are keeping long terms that's not an issue. 

If you spread the 300k across a couple of assets, you will do better long-term, but worse short-term.
