I upgraded everything; cabinets, counter-tops, appliances, toilet, vanity etc.On the exterior the property was exposed an all sides and did not have any form of privacy or backyard.

I also try to be fair and didn't charge for burnt counter top or screen damage in a screen door because they took good care of the rest of the property.

I would spray the cabinets white, new silver knobs/hardware, new countertop and maybe switch the appliances to stainless.All of that would brighten up the whole space

The kitchen included replacing appliances, cabinets, countertops, and fixtures at a cost around $2500, not including replacing the flooring and the demo, which wasn't broken out by room.

I mention this because I don't speak Spanish and am worried about buying a property where I can't easily communicate with tenants.Asking Price $700kUnit Mix:  Four 2 bed + 1 bath, and one 3 bed + 1 bath.Average Rent: ~$1500CAP Rate: ~8.5%The property has been recently updated (new paint, carpet, countertops) nothing fancy but appropriate for the neighborhood and price point.On paper this looks like a very good deal, unfortunately I have no prior experience with this type of investment and "on paper" isn't good enough for me.

I know floors everywhere, countertops in kitchen, and all bathrooms are outdated and could be updated for sure.
