Many competitors continue to keep their blindfolds on and driving prices sky high.

We typically check out our competitor's properties and will either be on par or a step above (you're looking at days on market ((DOM)), pricing, etc.).

Some people think that they are your competitors, but really they are the people who know exactly what you do and can partner with you when you need it (like right now).Networking is the only way to meet more investors.

Yet one competitor stood above and beyond every one else.

It really brings a perspective that I didn't expect and if you are looking to do it in that local market you will see where your competitors are weak. 

If water is included in competitors units, you may want to include water in your lease to stay competitive.

You may find that your condo is not as up to date as competitors in the area and thus you will need to drop your prices.

Would it be illegal to send flyers out to tenants living in an apartment complex and in the flyer show the apartment complexes current prices compared to say... living in a mobile home? Or even an estimate on how much...

-When I email  prospects through craigslist email servers, I change my IP address, use different gmail accounts and never send more than about 10 emails from any one account.I'm finding that almost all of my recent ads are being flagged and deleted within 45 minutes of being submitted, this means they are being flagged by Craigslist before they ever go live, and not some local competitor.

When you get a mail piece returned, for any reason, odds are high that other competitors are getting returned mail, too.
