The refinance ideally lets you recapture all of your investment (we have never achieved this) but for this example we will say after the refinance you are in for 10% of original purchase but the rent has gone up in proportion to the value (so your equity is significantly increased with less money invested and the cash flow is virtually the same).

The advantage comes from the fact that when excavating on the up slope, more often than not you are constantly cutting into the terrain and much of the soil remains undisturbed, or at least what is disturbed is compacted with the excavator while creating access ramps, etc...

@Alyssa Miller That is just the market in this area right now - I know that sounds simplistic, but current market values (as in, what people are willing to pay for properties, 'people' meaning a large proportion of owner occupants who want to get into a house while rates are super low and they've often missed out on several homes already due to bidding wars) are high enough that it's not an environment in which investors are going to find a lot of deals.It's kind of like trying to 'hack' toilet paper at the beginning of Covid - the supply/demand curve is not working in your favor.But, nationwide, the number of properties going into the first stage of foreclosure is skyrocketing right now - I don't think we'll be immune to that despite our strong tech industry.

The water/sewer is the tricky part.Utilities can be separated and there are RUBS (Ratio Utility Billing Systems) out there that will bill back a proportional amount to each tenant, but these are typically not worth it for smaller number of units.I would either add a flat utility fee (based on floorplan type) if your local laws allow it or look into bundling it in the rent.

For example, if a given property generates $100k in losses (typically due to depreciation), would those losses typically appear on the partner's K1 forms in proportion to their equity percentage?
