Similar to setting up a QI if tis 1031, is there any formalities that need to be performed prior to the sale for residence exemption?

Me personally though, I always try to look for scenarios where cash flow & CoC, as well as other indicators (DCR, GEI, etc.) perform a bit more aggressively/positively in both the short term and long term.

During this year, I've experienced inheriting a crooked property manager I let go on day 1 that tried collecting rents from tenants weeks after, an eviction (same person) and a successful lawsuit against a non performing seller that backed out the day of closing. 

In fact, the PM is ONLY authorized to perform actions that the owner would be authorized to perform.

In this case, the LLC won't have any income performance from the previous year (i.e., no DTI).

So, are you saying investors are seeing t-bills as better-performing passive assets than a syndication deal?
