I can afford to run it as an MTR indefinitely even with the negative cash flow (our PITI on this unit is ~$4k).  

Tax dollars insure nuclear plants, clean up disasters and also store the waste indefinitely. 43% of coal is mined on public lands, then it is shipped on railways built with tax dollars and burned in power plants built with tax dollars.

This verdict will be appealed indefinitely but will ultimately stand.

I was looking in to getting a personal loan to fund the initial 20% down in order to avoid a lot of the issues of buying without that and then renting indefinitely.  

If you spends wisely and invest wisely you can live indefinitely without working.

As long as you can pay the TI part, you can hold the property indefinitely.
