With $7k you should be able to get basic cabinets and counters.

New windows, siding, roof, gutters, front and side porch, landscaping, electrical, plumbing, cabinets, granite countertops, HVAC, etc..

I am somewhat handy and can do the cabinets/drywall/paint/flooring/etc. 

Kitchen would be a full remodel, new appliances, cabinets, counters, fixtures, luxury laminate flooring, and a new coat of paint and backsplash, etc.

Some of the advice in the pod casts I've listened to suggested, putting room numbers on the bedrooms, then table fridge shelves and cabinet shelves with the room numbers.

This will determine how a lender values and finances the project.I would put some more detail into the cosmetic updates -- is it just paint & flooring or will they need baseboards, trim, doors, cabinets & counters, appliances, fixtures, etc?

Instead of painting all the cabinets white, do the lowers a different color to create variety.

In my markets that's a 1.5 bedroom with painted cabinets.
