So, I'm trying to interpret his perspective - is he right that I would do better to sit on my hands and do very little investing in the next 400-500 days, or give it away, or am I correct that if I can find the right buyer, I could get some down and a good note, perhaps collateralized, and the risk would simply be that he burns my trees on the way out if I have to foreclose.

You did "bird dog" it for him, so try to get two things out of this: "bird dog" referral reward, and to learn the biz by having permission to observe the rehab.Or you could be spiteful instead.I would never subscribe to being anyones doormat, while I wouldnt spend much time burning and stewing, I would definitely make sure anyone I know and they know in the business are aware of this clown and his practice.

Again, this boils down to the criteria you set for your business as to what kind of tenants you want in your properties.I'm no expert, but when something sounds this complicated, there is usually a devil hiding in the bushes somewhere waiting to burn you.
