I work in a tire manufacturer plant and was saving up, working tons of overtime, all to invest.But after projecting forward it was going to take a very long time for me to get enough money saved up to invest in anything outside of lower end stuff (I don't want lower end properties and headaches that comes with it)So I changed my thinking into how can I make more faster.

For the $7500 as long as you still have adequate time building your brand and networking then self manage but I think you can grow your portfolio faster by hiring a mgmt company and focus on acquiring new deals and raising capital for them.

Until those houses are paid off, and they will be paid off much faster on 15s than on 30s, you are short cash flow.

If you are just starting to climb the real estate investment ladder, the tendency is to go after the smaller deals first with hopes of building up confidence and your bankroll for your third or fourth project...so keep that third or fourth project in mind right now and get a larger than needed LOC. 3.
