The rents just came in same as 3bed for a 4 bed room - $1420 and I am renting the place out for over $2100 dollars. 

Once the money is back in my account I'll send the rent money'-'My car ---- the bed and needs fixed'-'The storage facility I have some stuff in charged my credit card 10X what they should have'-We had an unexpected bill'-'My credit card/debit card/bank account got hacked' (this one has happened multiple times to different tenants)-'I got another job that pays better'

Storage occupancy rates during past recessions has remained relatively stableFor example, during a recession, when folks downsize from a 3 bed/1 bath to a 2 bed/1 bath, those people, historically, keep their belongings and put them in storage.

Average comps of sound 3 bed 2 bath homes sit in the 250,000/300,00 range in my area. 

Given the location and current market climate with an anticipated delivery in summer of '24, what would you say is a reasonable $/SF for a 2 bed/2 bath condo with a patio and plunge pool?

I have a 3 bed, 2 bath STR on Airbnb that’s been a loss and I have to come up with some ideas to change it or sell it.

Some folks say they don't get out of bed for less than 20%, but those days are gone for the most part.

But, if an upstairs toilet leaks on their bed, you are not going to replace it, that is what renters insurance is for. 

The layout is very convenient that I can easily put a wall where there is a door separating 1 bed and 1 bath (master bedroom) from the rest of the unit.

Let me be lazy and see if someone here will just calculate it for me, make my bed, do my dishes, do my laundry and mow my lawn while we are at it.
